Introduction

We are an 8 bed roomed guesthouse in a coastal seaside town, we are situated approximately 300 metres from the town centre and beach, the house is Edwardian built in 1907.

Whilst we aim to meet the needs of our guests the layout of the house makes access for less able bodied guests difficult. We have no ground floor rooms, so this would make it difficult for wheelchair users and less mobile users.

Pre-Arrival:

We are located in Kings Road West opposite the Parish Church and Millpond, also nearby is Swanage Steam Railway.

We have off street parking for six cars plus no parking restrictions at the front and rear of the Guesthouse.

The nearest Supermarket is 200 metres away with the main shops in the town centre.

Outside of the guesthouse is a bus stop to Corfe Castle, Wareham and Poole, for buses to Studland and Bournemouth via Sandbanks ferry you need to depart from the bus station situated by Swanage Steam Railway approximately 200 metres walk, the local taxi rank is also there.

Bus timetables are available in the Guesthouse

The nearest railway station is Wareham which is 10 miles away. It is advisable to check your bus timetables to see if they meet your train. Alternatively Taxis are available at Wareham station.

We do not take dogs or other pets.

Arrival & Car Parking Facilities

Check in is normally 4pm however should you require an earlier time and we are available then we are only too pleased to accommodate.

Our car park is at the rear off the guesthouse as we have no rear entrance it is advisable to unload your luggage outside our entrance before parking.

On occasions some cars may block in others guests if this is the case then guests are asked to leave there car keys in the room if going out we will then move your vehicle or, arrange with other guests to change places.

We do offer assistance with Luggage providing they are of a reasonable weight.

Main Entrance & Reception

There is a small step from the pavement on to the path, a few paces further are two steps to our front door which is locked so please ring the bell on arrival.

Public Areas - General (Internal)

The Breakfast room is on the ground floor just by reception, there is then three steps up to a small landing for a guests WC.

There is 16 stairs to the first floor where four rooms are located, and a further 17 steps to the top floor for the remaining four rooms.

The House is centrally heated throughout with thermostatic valves on bedroom radiators to adjust individual room temperatures.

Dining Room:

The dining room has carpet flooring; there are seven tables, 4 with seating for two and three with seating for four. On occasion’s two rooms may have to share a table

Breakfast is served between 8.30 and 9.00 am with either full English, continental or vegetarian.

Garden Area

We have a small front garden with a bench for guests use, the rear garden is private.

Bedrooms first floor:

The four bedrooms on the first floor are all en-suite, some double some twin and all are fully carpeted with colour televisions, tea and coffee making facilities.

Rooms also have wardrobe, bedside cabinet, drawers and a hairdryer, an iron and ironing board are available on request.

All beds have a top and bottom sheet and a duvet, spare blankets and pillows are also in the rooms.

Bedrooms second floor:

Two bedrooms on the second floor are en-suite and two have shared facilities, the two with shared facilities are a double and twin which can also be used as a family unit with private facilities.

The two en-suite rooms are family rooms either sleeping three or four they also can be used as a twin or double.

All other aspects of the rooms are as the first floor.

Additional Information

There are fire alarms at various points throughout the guesthouse and fire extinguishers on all floors.

All rooms and landings have in line smoke detectors.

We also have emergency lighting on the stairs and landings.

In the event of a fire, the alarm will sound guest must then evacuate the building via the main stairs and front door should the front door be blocked guests may then vacate the building through our private area through the kitchen to the back garden under no circumstances are you to go back for any personal items.

Guests with hearing difficulties should let us know on arrival.

It is illegal to Smoke in the Guesthouse any guests breaking this rule will be asked to leave and a charge levied on them to thoroughly clean the room.

We are happy to cater for special diets, please advise us before arrival so we can accommodate your needs where possible.

The use of mobile phones is permitted only in your rooms not in public areas.

A payphone is available on the ground floor for guests use.
